What Will You Do With My House
This is a great question. Every property is different, and every situation is different.
Typically we will do one of three things with the houses we buy. In order, we prefer to
(1) retain the home and rent it to someone, (2) flip the house, or (3) wholesale the house.
1) Buy and Hold
This is pretty self-explanatory. Typically after we acquire the house, we will bring in our construction crews to renovate the house. We make the repairs and updates necessary to attract a high-quality tenant. Hopefully by treating our tenants well, they will choose to stay for many years. Maybe even raise a family there.
2) Fix and Flip
Sometimes, it doesn’t make sense to rent out the home. A lot of factors can play into this decision. Sometimes the market rents aren’t high enough to pay for the costs of owning the home. In these cases, after we acquire the home, we’ll make the repairs and updates necessary to attract a new retail buyer.
3) Wholesaling
We go into every conversation with the intent to buy a property for the above two reasons. However, sometimes a variety of factors will prevent us from accomplishing it. Most commonly we’ll find ourselves with too many deals, and not enough money to fund them all. This is why we rely heavily on our partnerships with fellow investors to step up. There is no change for original seller (you) from whom we bought the house; but another investor with the adequate cash reserves will step in to either buy and hold or flip the house when Blue Bird Home Buyers is unable to.
